EQUITY RELEASE

What is Equity Release?

Equity release lets homeowners aged 55+ access some of the equity built up in their property, either as a tax-free lump sum, in smaller regular amounts, or a combination of both — without having to sell up and move out.

There are two main types:

Lifetime Mortgage

The most common option. You take out a loan secured against your home while retaining full ownership. Interest can be paid monthly or added to the loan (rolled up) and repaid when the property is eventually sold, usually when you move into long-term care or pass away.

Home Reversion Plan

You sell all or part of your home to a provider in exchange for a lump sum or income, while retaining the right to live there rent-free for life.

Things To Consider

Equity release is a significant financial decision, so it's important to weigh up the pros and cons carefully:

Potential benefits:

  • Access tax-free cash without needing to move

  • No monthly repayments required (with most lifetime mortgages)

  • Some plans offer a "no negative equity" guarantee

  • Funds can be used flexibly — home improvements, gifting to family, supplementing income, and more

Things to think about:

  • Releasing equity reduces the value of your estate and any inheritance you leave behind

  • Compound interest on lifetime mortgages can grow the amount owed quite quickly if not serviced

  • It may affect entitlement to means-tested benefits

  • Early repayment charges may apply if you want to exit the plan later

  • It's not always the right option — a further advance, downsizing, or other borrowing may suit you better

We'll always talk you through these considerations and the alternatives before you commit to anything.

All our advisers are qualified and regulated by the Financial Conduct Authority (FCA).

We have acces to lenders who are members of the Equity Release Council, meaning you benefit from safeguards such as the no negative equity guarantee and the right to remain in your home for life.

We recommend involving family members in the conversation, and we always encourage independent legal advice as part of the process.

Equity release will reduce the value of your estate and may affect your entitlement to means-tested benefits. Think carefully before securing other debts against your home.

This is a lifetime mortgage. To understand the features and risks, please ask for a personalised illustration.

Check that this mortgage will meet your needs if you want to move or sell your home or you want your family to inherit it. If you are in any doubt, seek independent advice.

There may be a fee for mortgage advice. The precise amount will depend upon your circumstances.
